10 Essential Property Inspection Toolkit Items
If you are a real estate investor, or looking to become one, an afternoon spent with a clipboard and a flashlight, followed by a few hours setting things right with caulking, shingles and a drill, can save big headaches down the road. Here’s RE/MAX West’s list of 11 essential items that you should keep in a toolkit in your car to ensure you always have the tools you need for inspections.
Inspections can be messy. Make sure you purchase a pair of overalls from Canadian Tire to ensure you don’t mess up your outfit.
- Tape Measure
A tape measure is always important to ensure that the distance between power outlets follows the electrical codes and allows you to measure for those household items such as refrigerator spaces.
Powers out? No problem! A flashlight also allows you to check out those hard to see places such as behind the washer and dryer and the attic.
- Paper & Pen
Take note of anything important as you walk through the property.
- Camera (Phone Camera will suffice)
Never underestimate the importance of photographic evidence! Take photos of everything at your first property inspection to act as a reference for the future.
- Multi-purpose respirator
Those dusty spaces can be a menace to your lungs.
- Screwdrivers (Phillips & Flathead)
Anything that is screwed down may need inspecting. They also make for a great probing tool!
- Utility Knife
If you’re inspecting a hole or need to pry further a utility knife will allow you to dig deeper.
- Electrical Circuit Tester
This will allow you to check that all the circuits are in working order.
- Can of DEET (OFF!)
Spray your pant legs to keep those nasty bugs away.
