Agent Steals Jewellery from House
October 2, 2013
We just looked at a situation where an agent gained unauthorized access to a house. That was technically breaking and entering. However, in that case, the overzealous agent just wanted to show the house. In this case, access was authorized for the purpose of showing the house. Neighbours say the agent was alone. So, who was he showing the house to? Obviously, no one! Why was he there? Well, that’s simple, he wanted to steal things, and he did. Jewellery from two houses that he had apparently shown to prospective buyers was later found in his possession. He’s from Brampton ...

Cost Plus Arrangements To Be Allowed for Real Estate Deals
July 24, 2013
One of the issues of concern to the real estate profession has been the restriction to charge either a fixed amount or a percentage of the sale price. The difficulty had been that some vendors thought their properties were worth a fortune. Reluctantly, some agents (even good ones) would take on an overpriced listing, hoping that throughout the duration of the listing, the vendor would “see the light” and reduce the price. Oftentimes, the listing would simply “expire”, or the vendor would “miss the market”. This resulted in the agent having run up a series of expenses and front-ended the ...

As of 22 April 2013 Ontario Women are Finally Emancipated
July 19, 2013
Well, not quite, but almost! I know you thought that women had equal rights in this country. Pretty close, but one more step. Canada is a constitutional monarchy with membership in the British Commonwealth. The Monarch of Britain is also the Monarch of Canada, the Head of State. This is still the case, notwithstanding the Constitution Act, 1982. So, you will clearly be interested to see that the House of Lords in Britain passed the Succession to the Crown Bill on 22 April 2013. This legislation will end male precedence in the line of succession to the throne of Great ...

The Toronto Real Estate Board (TREB) is opposed to the Toronto Land Transfer Tax. It commissioned a survey by Ipsos Reid about the tax. Here’s a copy of the new release: www.torontorealestateboard.com/market_news/release_market_updates/news2012/nr_gr_LTT_0612.htm Synopsis This is the summary of the key points: • 77 percent of Torontonians who recently purchased a home in Toronto feel that they received little or no added value in City services for the amount of Land Transfer Tax paid to the City; • A third of first-time buyers indicated that they had to pay some Land Transfer Tax to the City, notwithstanding City rebates; • ...

Our Veterans have Sacrificed their Lives for Our Freedom
November 10, 2012
We should not forget. Our rights and freedoms in the "free world" were given to us by those who went to war. Our right to own land, exists only because we have a constitution that guarantees peaceable ownership of private property. Within the country, our rights exist by way of agreement. Ownership of land is evidenced by a Deed or other title documents. However, not so, when it comes to countries! A nation has "title" to its lands not by a deed, document or some written evidence of ownership; it has "title" by what is known as "allodial title ...
